I'm in Houston and would like to take out a home equity loan on a rental property (NOT a HELOC). I've read that Texas does not allow HELOC's on investment property but I'm trying to see if anyone has had any luck with a home equity loan on investment property? Thanks so much!!

Hey Adam, is the park on city water/sewer?  This factor will impact your expense ratio, and ultimately the value of the park.  Also, do you know the year/general condition of the park owned homes?  You will want to break out the lot rent and make sure and only capitalize that amount from the $500/month charged for the park owned homes.

@Kenny Stanley Congrats!  I used to live in Austin and the NB area is great.  I can 100% see how partnering up made the first step easier.  I am definitely not opposed to a partnership if the right person comes along.  You're right, @Account Closed  Congrats to you too!  Good luck on your first deal!

Do ya'll have full time jobs at this time?  My husband and I both do, though my husband's is more flexible.

@Camilo Rey that is a great point.  The occupancy rate for rentals has definitely been inflated due to Harvey and will not last (at the current rate) beyond the next several months.  I am not particularly interested in areas that flooded during Harvey, or even the surrounding areas.  I have been looking at more "up and coming" areas just north of 610.
