Hi all, I have a W2 job and this year I started buying SFH rentals under my LLC. How much in business expenses can I write off? Is there a limit? Thanks.

Hi all, I just completed my first deal. It's a new single family home without a gutter. The foundation is slab without a basement. I'm getting different opinions on whether a gutter is needed. One says I should because it will protect the foundation from the rain, while my property manager says most units he manages there don't have gutters. Any thoughts on this? Thanks.

 I ended up with RentToRetirement. They have an Academy, and I'm also now under contract with them for my first property. It has been very smooth so far and they offer great incentives.

Hi all, first time investor here under contract for a property. I plan to put it under a land trust. When in the purchasing process do I transfer it to the trust (it's being created)? I know there's usually a fee involved in doing so. Is there a way to avoid that fee and purchase under a trust? Thanks.

Just entered a contract for my first rental unit. A SFH priced at 252K, 4 beds, 2 bathrooms and 1 garage. About 1500 sqf and it's a new build. How much insurance should I buy for this? Any general parameters? Thanks!
