I would agree with @Robert Freeborn that you should not include in your asking price a performa. It is up to the investor to get it to the performa point. There is potential in this deal but the asking price should not already include that potential. 

I ran my numbers but I also included a property management fee of 10% and repairs of $150/m (stuff breaks!) This is not a deal. Even at the Gross Potential Rent of $3000, you would only cashflow $168/month. (expenses vacancy $150, capex $360, insurance $90, P&I $1366, repairs $150, garage etc $165, management $300, taxes $250)  

I think this would be a terrific option for a live in investor who is looking to rent out one side and live in the other. The mortgage would be almost covered if not completely. (estimating a P&I of $1510/ month)
