It’s in East Plano, los Robles area, good neighborhood and close to a big park and school, So I check if there anything for rent and didn’t find anything. People own and not too many houses for sell, and yes, I’m falling in love with the area and the house, but I know I shouldn’t. Yes, I think I’m this case flip would be a smarter choice just based on a neighborhood and a size of a house.

In the current market I am a flipper over long term hold.  Prices are too high to cashflow in A and B areas, without sizeable down payments.  Then your return on equity is not there.  

@Anthony Dadlani, I am curious what assumptions you are making to say the buy & hold profit is larger?  I have a different view, but would be curious to understand why you say that.

and yes, there are no houses for rent in that area, and not too many houses selling either. And like you said different strategies works for different investors.

Thank you for your response Mason, being pretty big house and quiet expensive, rent has to be fairly high, so I think it will make sense to flip it, also it will all depend on how much interest would be on a house, if not much then I will keep it for sometimes, and perhaps after 2 years sell it without paying capital gain, of course during this time I would have to pay taxes on a house, but also I won't have to rent elsewhere during this time.

Hello Biggerpockets family,

Remodeling a big house we purchased to flip, after rapier value (ARV) is around 500K.

The house is 3,311 sq/feet and 4-3-2.

Our first plan was to flip it, however listening a lot about Brrrr strategy I started thinking if brrrr method works with this house or not.

What do you think, which method would be better for a big single family house like we have.
