Jeremy Hunsberger Thank you for replying! Yes that does. So, in a lease/agreement you would list that renters must have renters insurance, but it's really up to their discretion to actually get it? Do you own storage?

Hello, 
I'm currently looking at a property that has a large garage/barn that I'm planning to use for storage. I'm looking to see if anyone has advice or can point to resources about legal documents for leasing, and lease forms. One big question is insuring that storage. Would u require the person leasing the property to have own insurance if for say, a fire happened? Thank you,

Thank you @michaelseeker one thing I did forgot to include is that I already am getting 6% seller assist. So legally I can't get any extra money.... According to the loan agent.

Hello, So I'm new to BP, and the real estate investing business. I currently have been reading a lot of the books here on BP, and soaking in as much knowledge as possible. With that being said, I have been in the market for my first place. To shorten the story up, I am coming close to writing up a deal on a single family row home. (I'm the buyer) The house needs some work and the current seller mentioned that after the sale, they could give cash back to help fund the repairs. Sound sketchy? Yeah kind of without the back story. But, I know that you can write in a contingency saying seller will write check to "contractor A" for 3k upon sale of home. That check would be sent to contractor A from the bank and they can do the work needed with the amount of money they received. My question is, if that contractor doesn't use all of that money, where does the rest go? Does contractor A keep it? Do I get it? Are there laws with this? If anyone has any clarity they can bring to me on this I would greatly appreciate it! Thank you! Vince Grove Lancaster, PA

Rickey Wallace so far in the area I'm looking to start with just two units. Eventually I could see myself getting into bigger multi family places.

@Matt F. thank you! I've been trying to navigate to site and already have found so much good info. For my first place that's what I would do. Live in one unit and rent the others. What areas do you do most business in? Flip, rent?
