Also, I'm in Colorado Springs, CO. I'm not sure if my location would make a difference in the mobile home market.

I have seen that flipping houses in general in the unknown market is a terrible idea, but what about flipping mobile homes? When the market goes down, doesnt the rental class shift down as well?
High-end rental -> mid rental -> low rental -> mobile homes?
Do you think it's still a good time to flip mobile homes?
I was just approved for my first heloc ever and I am super excited to use it to invest, but it seems like it couldn't come at a worse time. I want to use it in an investment that can repay the heloc for me so I can reuse it over and over again.
Let me know what you think! Thanks!

@Robin Searle that is very true. I was trying to come up with ways to improve the storage model to be able to increase the price.
Are there any improvements that you would like to see within your current storage facility that they dont offer?

So, recently I've been interested in possibly buying a plot of land near Colorado Springs, CO and developing it into an RV Storage Facility. I have been interested in self storage for a bit, but it seems like it's too saturated and taken over by large companies.
It seems like the development part of it wouldn't be too hard. Just throw down some gravel and put up a fence right?
Has anyone done this before? Any tips?
Thanks!
