Harjeet Bhatti does that 4 year time period apply to investment properties or primary residence loans (or both) and what about cash out refi’s?

Almost 4 years ago I went through a shortsale on an investment property. Since then I have not been able to get a loan. Any suggestions??
Once, the second time and the eviction process begins. I allowed a tenant to pay late for several months and trust me it only gets worse. One month it’s a partial payment, the next it’s late and before you know it several months have gone by and the tenant is behind and unable to catch up. Be fair but firm and stick to your guns. My property manager vouched for the tenant, so I allowed the tenant to stay. The tenant finally abandoned the property leaving me approximately $4,500 short on back rent and know way to recover the rent owed. I fired the property manager, hired a new one and haven’t had any problems since. My policy now is the eviction process begins on the 10th of the month the first time you are late. This is a business, treat it like it!!!!

@Evaristo Urbaez Sorry for the delayed response to our last thread. One way to find a good investor friendly realtor and a contractor is to ask other investors in your area who they use. Also use PB, this site is great as a means of resources and education.

@Evaristo UrbaezFind a realtor and a general contractor to work with. The realtor can pull comp's and the contractor can give you an estimate on the repairs. I know, easier said than done. Find a mentor in your area and latch on.

I use zillow. It's been my experience that zillow is used by mortgage brokers for a baseball figure's in regards to refi's. Zillow also shows recent sales.

@Evaristo Urbaez Tell me this, if you started your marketing and a deal came your way, what would stop you from going through with it?
