I had a really great meeting with him seems to be on the same page as far as materials and line item bids. He's doing a bid for me now. Looks like decent set up with in house workers instead of sub contractors. Let me know what you think.

for those looking to house hack, if the rent you are paying is less than you'd charge, stay where your at and just rent it out.

It's really shouldn't be that hard. If you know the area, the type of property, and a price range. As long as your in communication with them, it's just a matter of finding a property or prospecting for one. I know of a couple off the top of my head.
