@Daniel Beaulieu  Do you still help new investors flip their first house. I am currently negotiating a house in Haynes manor to get under contract. Would love to chat with you, about next steps(title companies, private lenders or cash buyers, contractors etc)

@Roberto That makes a great bit of sense, since I have noticed most of them R10 and R11. Did you happen to buy the lots already flat or tear downs? I only ask that because unlike North Nashville, many of these homes in Bordeaux/Haynes manor are still habitable. So purchase may run around 100k-150k. That leaves small profit margin if only able to pull 300k on each

I have noticed there have been new development plans released to the public for the MLK bridge/Clarksville HWY bridge. And the development that has been stretching over from the east nashville(nearI-65) off of dickerson pk coming up on the hills of fern ave. Which is pretty much trapping that Haynes Manor are in the middle.

Now most of those are 1950/60s brick homes that typically had 3/1. Which leaves you having to either add another bathroom or consider tearing down to put two units on the one lot. However, the market for the Tall-and-Skinny's has not yet reached that area.

Are there any investors that are tearing down currently in that area? Could it be taken over for PUDs/Tall-and-Skinnys?
