Dear all, Hope all is well. We found a really good commercial deal in TX and need some help to raise capital. The first-year cash-on-cash return is around 8.23%. This property has a single tenant and approximately 7-year absolute NNN lease left with 2% annual increases. Any suggestions or tips on how to raise capital, please share. Thank you in advance.

Yeah, MLS is a waste of time right now. But since you are finding nothing go back to MLS and look at stale listings. Why did they not sell? Is it a problem that you can fix?

 that's a perfect point!  and this is actually what I am looking now. I am trying to find DOM >60 or 90 days listings and the listings which has been terminated. I just sent an email to an agent this morning with a terminated listing earlier this year asking him if his client still interested to sell.

Thank you for pointing out this to me and now I have more motivation to do it

I'm currently researching ways to automate my email responses. I've been tinkering with gmails canned responses and am exploring a VA to handle some those tasks. As we continue to grow I'll add a dedicated VA to essentially replace myself in the process.

I have some data massaging skills and programming skills so I am thinking to utilize that into our REI biz and make it more scalable..

This might be pretty helpful for someone dealing with international fund/clients.

Also I have very strong quantitative background (PhD, Math) that would be helpful as well :)

i am in houston,we always try get minimun deductble insurance meet for umbrella insurance. that might help you a bit
