Hi, Rookie investor here

What are you fellow investors currently meeting for the 1% and 50% rule in the Miami market? 
from several different analysis (duplexes) I noticed that with the current market, specially in high-cost area like Miami, I will not hit those numbers
a few of those deals made sense based on what I’m looking for and will  also work post house hack, but at the same time they don’t meet the 1% and 50% rules.

what are your thoughts?

@Jonathan Taylor Smith and @Shawn McCormick,thank you for the feedback. I’m located in Naples FL. Regarding the Orlando market, my agent said the same thing. And that’s I’ve looking out-of-state for more opportunities for residential real estate. 
San Antonio is the second market Im looking at.

Thanks all of you @Joel Allen, @Hamp Lee III, @Joshua Filkill, @Account Closed  for taking the time to read my question and providing me with much needed feedbacks/insights in regards to my pursuit of small multi family investing. Thanks to all of you I have now a greater understanding of multiple paths I can take to acquire my first real estate investment deal.
