Immigrants tend to be better tenants as  most of them wouldn't risk their status by pulling shady stuff. From what you said they are pretty stable in their jobs. I'd go with them

I was driving around looking at open houses on Martha's Vineyard where I work, just to practice building confidence to talk to sellers and I may have stumbled upon what I think is a great deal for a flipper or even wholesaler. A 1600 sq ft  3 bedrooms 2 bathrooms house with a lot of land and another 1400 sq ft in an adjacent building that is ready to be converted into living space for the average price of what the main house goes for.

If any flippers in the area are interested in more details msg me.
