In the process of converting my primary residence into a rental property and thinking of the repair items that will make the property most appealing to tenants. A personal peeve of mine are the original hardwood floors that came with the house (detached 1,100 SF single family built in the 1960s) ... they creak loudly even when you tiptoe!
So I'm debating: do I replace the entire thing with new OSB subfloor and new vinyl plank flooring (contractor estimate of $6K) or is there an alternative fix that is more affordable but significantly dampens the creaking?

Temple Hills, Largo, Greenbelt and Capitol Heights (nearer 495 or the metro stations) are decent markets.

Yup ... Hilton is even offering 1 million room nights to essential healthcare staff too. I guess they're banking on some remediation dollars (once the crisis is over) to reconfigure and remodel those rooms, to attract the best-paying guests. It's the C+ hotels with mortgages that are screaming right now.

Hello Kayee, my thoughts on where to invest your 50K is to find an investor-focused realtor, explore detached houses with basements (that can be converted into a separate unit) and research properties near metro stations. There's a big push in the region for walkability, so PG County with it's 15 WMATA stations and the upcoming Purple Line are worth exploring. Best of luck!

Largo (near to upcoming $600 million regional hospital next to the train station) is a great location. Check out the new THs literally a 5 minute walk from the hospital site and starting in the low 300s.

With reasonable inventory, multiple WMATA train stations and decent wages (predominantly from jobs located in the District and Northern Virginia), PG is and will in the foreseeable future, remain a solid bedroom community in the region.
Yes, the schools have quite the reputation but the availability of quality private schools more than compensates for that.
Hyattsville is a great long-term play (three-to-five year horizon) both for cash flow and capital appreciation, in my opinion.
Other markets to consider include Greenbelt, Suitland and Largo that are attracting major projects (Regional Medical Center, Town Center, USCIS and FBI headquarters) and will bring thousands of high-paying jobs and more middle-income families. It won't be Tysons Corner but you could corner decent appreciation in an increasingly expensive region.

Does anyone know lenders (preferably local) that provide 85% or higher loan-to-value refinancing options on BOTH owner-occupied and rental properties in the DC metro?
