I would recommend digging through Taunton Press's arsenal of books. I have learned so much by their high quality articles and authors. No one book in particular. As they have books across the board. If you are looking to learn more of the hands on part, their books/fine home building magazine, are always a wealth of knowledge.

Oops. I somehow read "walls" into your post when you were asking about ceilings. Duh. I would insulate with r-30, apply the rubber bumpers to the bottoms of the joists, and drywall with (2) sheets of 5/8". I have seen 1/2" sound board out there with mixed reviews. Might be worth using that and then a layer of 5/8" if it is in the budget.

Hiya Brian,

There are quite a few ways to soundproof. Many think just make the wall thicker by adding layers of drywall and insulation. This does help, but the more effective way is to prevent sound transfer through the wall. Sound will literally vibrate directly through drywall, a stud, and then through the opposing drywall. A very effective way of achieving a good soundproofing job is to have a 2X6 top and bottom plate that is ripped down the middle (you can just use two 2x4's if you do not mind losing the extra 1 1/2" of floor space). Nail it in with 1/4" gap in-between and frame a 2x4 wall on each side with two layers of drywall on each side. Insulate in the middle. If you really want to go the extra mile install rubber cabinet door bumpers in-between each sheet of drywall. I have a picture attached. You can caulk as shown, but once again sound will transfer through the caulking even. Placing a rubber bumper every 12" along the stud before screwing the next sheet of drywall on will greatly help with preventing sound transfer.

Hiya Mindy,

I am a cabinet builder and have worked pretty extensive with finishes. I think this is a combination of two things. Polyurethane is a very hard finish. Hard finishes tend to crack and flake more than softer finishes. In time they will begin to do exactly what you have shown there especially when there was not enough coats of finish originally applied. Conversion Varnish is the industry standard for finishes because you can apply it thicker than other finishes, it is durable, and still has a bit of elastisity to it. That is my best guess looking at the picture. Why there? Could have been that there was just a little extra dust there, or some other contaminant that is making it flake there first. If this is showing up on the bottom of the drawers, this also could be the result of the drawers rubbing up against your friends legs when opening them. Jeans have a little bit texture to them and when standing in front of an open drawer we often rub the bottom edge with our legs. One way or another, I can pretty much guarantee there was never three coats of Polyurethane on those cabinets and there should be. I hope this helps.

Hey there. I am a newbie here with the BP community and have a very unique property that I would really appreciate some advice and insight into. My business partner and I originally bought this property to turn into a very high end 6 person care facility. It is on two acres and has two homes. One of which is 6534sf and the other is 1484sf 3/2. With some basic remodeling the large facility can have 13 bedrooms, 1 suite (bedroom, small living room, and a really nice bathroom), and a freestanding cabin (225sf) with a half bath in it. After a little remodeling the home would have 8 full baths. Rentals are impossible to find here in Grass Valley Ca. We are entertaining this property being a co-housing home. Now for the advise and feedback: The small house would rent for $2000, the 13 bedrooms $900 each, the suite probably $1400 - 1500, and the cabin $1100.00. If all utilities were included I do not see $1000 a bedroom being an issue.

The location is ideal, and everything about it is luxury.

Fully occupied this property could produce $16,200 a month. We are looking to do this and put a 1.5mil price tag on it. The two questions I have for you guys which would be SOOO helpful and much appreciated is:

1. Does that sound like a good return on a 1.5mil property?

2. Would you rather the place be empty or filled?

3. Anyone ever come across issues with local jurisdictions not allowing more than ____ people to rent rooms in a home?
