Hello All,

I am new to Bigger Pockets and very excited about what I see so far! I started a home building business a few years ago and we are now moving into building six homes in a really nice subdivision in Nevada City Ca. I grew up doing construction and ended up gravitating to high end wood work. After some years of owning a stair building business and a cabinet building business I returned to my roots of home building. I also own a cabinet supply business that grew out of our need for cabinets for our homes. We are constantly looking for new splittable properties in the Grass Valley/Nevada City area (4-16 homes per property), or properties that have already been sub-divided. Tips and advice is so much appreciated from those who have traveled this road! It can be bumpy...

@Scott Choppin thanks so much for this info. We are a new development company launching into our first small (6) home subdivision. This is soooo helpful to be able to track your process. Keep it coming this is very helpful!

Luxury Community Living at its finest! This immaculate co-housing property has two homes. One of these gorgeous homes is a 6534 sf up to 15 bedroom 6 full bath home with a whirlpool heated bath tub room, and three half baths. This home has a very large formal dining room with coffered ceilings and a wet bar with handmade artisan concrete counter tops that could easily feed 20-30 at a time. The large kitchen has a commercial range with double ovens, and enough space to cook for a crowd! The inviting large living room is the perfect spot to gather and share stories of life while staring into the dancing flames in the wood fireplace. There are too many details to share so please take a look at the pictures as they are worth thousands of words!

This home was re-built during a two year remodel by Walsh Built Homes that left no detail undone. The wiring and water supply piping is all new, the walls are adorned with imperfect smooth wall and moldings galore. The flooring is a wood look vinyl plank flooring with a 15yr commercial warranty. (ALL LOW MAINTENANCE!) The laundry room has two brand new washers, and two brand new dryers making scheduling laundry a breeze! The exterior of the home is quite simply an architectural wonder. With two grass courtyards and two amazing water features, the atmosphere is perfect for yoga in the yards, or for the kids to adventure safely on this property which is located towards the end of a dead end street. There is ample parking for all the residents and their friends, and abundant storage. There are walking trails along the NID ditch and frisbee golf across the road, and a local bus stop at the end of the road. Walk into historic downtown and enjoy co-housing that feels more like living in a luxury retreat!

The second home is a 1484 sf 3/2 that has also been meticulously remodeled. There is a current tenant in the home that can stay there with an $1800 a month lease in place, or is willing to move out with 60 days notice. This home could also be used as a co-housing property.

There is also a 200+ sf free standing cabin with a half bath on site that could also be rented out, as well as a 700+ sf concrete block building that has a new roof included. This could be used for an art studio, wood shop, storage building, work out room, etc.

Currently rentals are almost impossible to find in the historic mountain town, Grass Valley! What a great time to offer rooms in this incredible co-housing home!

This property could generate income of $16,000 - $20,000 a month!

Also included with a full price offer is a $12,000 credit with the contractor for any necessary modifications.

All of this for only $1,350,000; only $164 a square foot! This haven is $300 a square foot quality for nearly half the price!

Hello Bigger Pockets,

I am new to this community, but not to cabinets! When I began my home developing business I searched high and low for quality RTA cabinets for our homes. As a general contractor and cabinet maker I am not to quick to call something quality. When I look inside cabinets and see cam-locks and metal clips, I see cheap. As a builder I cannot risk a possible buyer seeing cheap! After searching high and low for quality cabinets that I could still make a buck on, I began going direct to manufacturers overseas. After much effort, I found the perfect match. After years of using these cabinets in our $500-850K homes, they are now available to you! I specialize in working with fellow investors/contractors like myself. If you are looking for the perfect cabinets for your investment property, or container loads for larger ventures, I am here to serve you and grow our businesses together! On top of that we have a cash back VISA card program that puts 8-15% back on all your invoiced purchases. If your order is $2399-$3499 you get 8% back, $3500-$4999 10%, $5000-$9999 12%, and 10K and up 15%! That comes back in a re-loadable rewards card after the order is placed, paid for, and you get a PAID IN FULL invoice. This is cash back as you can use ATM's with you cards, and is a great way to access cash!

Our website is www.WalcraftCabinetry.com

I look forward to working with you to design some kitchens and help sell your homes!

This is a picture from a large project we did using Vesdura from builddirect.com. It looks great and has a 15yr commercial warranty. Can't beat that! It is kind of a messy pain gluing it down, but makes up for it in durability and cost in my book.

@Zain B. here is a link showing an entire house we did with travertine. Sold in 12 days on the market only because it was way out in the middle of nowhere. First person to see it on day one on the market is buying our next. Travertine is very neutral in color, and when they ask real stone sounds better than tile anyway! Lite neutral colors always appeal to the majority of buyers verses darker.
