I am with JD on this one. Another issue with Poly with color already in it is scratches. When you scratch a tinted finish the wood shows through. Verses a stained and clear coated will still have colored scratches as the color is under the finish and not in it. I have used the "Polyshade" stuff on furniture before and regretted it. It would be MUCH worse on a floor.

Just a thought Justin, but let's say the listing agent takes 3% and the buyers agent takes 3% on a purchase. If you negotiate with the sellers agent to take 4% (if you work with Him/Her direct) then you just saved the seller 2% which means your offer that is 2% less will not actually cost them a penny out of their pocket. The sellers agent makes 4% (which if they double end it, aka: they represent the seller and you, they would get all 6%) so they would get 1% more than they would if you had an agent, the seller makes the same, and you ultimately pocket 2% in the negotiation. On a 250K property you just made 5K. Is it worth having an agent protecting your interests? Your call. But is it worth 5K? Mind you, once a realtor represents you and the seller, they are legally bound to make the contract legal. Just my opinion. I am not a realtor, so I may be singing a slightly different tune. That being said we do buy and sell a lot of properties.

We bought a house to flip that was infested by rats after the elderly man had lived in it for many years with his pets. The animals pooped and peed all over the house. It was pretty bad. Bought an ozonator (pretty sure it is the one on Amazon above), placed it in front of the AC return and ran it all night long with the thermostat on fan. Problem solved. Amazing devices that literally destroy the Odor and not just mask it. Just make sure you air the house out REAL well before going back in. Open all the doors and windows (while holding your breath) and let it air out for a few hours. It will make a huge difference.

There are so many options for cheap cabinets online. HOWEVER, if you make one wrong purchase to save a few thousand, it can bite you in the butt and cost you many more. Will they ship quick? Are all the parts and pieces REALLY in stock, or is that just a pitch. Our focus is working with investors and contractors as we are also a real estate developer/investing business. Nothing pisses me off more than someone telling me one thing before I pay, and then changing the game once they got my doe. WE REFUSE to operate this way. Time is money! If you want to risk it, that is your call. If you want to deal with a professional cabinet supplier who will bend over backwards to do whatever we can to help you get the job done, then call us!

Some years back I started building spec homes and searched for higher quality RTA cabinets for them. I placed an order with one of the biggest most well re-known online retailers and ended up in a long drawn out struggle to get my cabinets (3 months of many calls, emails, and headaches). Now we distribute cabinets and work mainly with investors/contractors since we understand both worlds as a home developing business/investor and a cabinet supplier. Hello Vanessa,

I think the easiest way to look at it is you are always just selling the land...there just happens to be a home on it now. Once it is sold you just pay off the not on the land and the whole package is sold.

Hello Adam,

The process to go through is you will need to draw up an "as built" plan showing the un-permitted square footage that was added. The plan will need to be to code and the work will need to be to code. If all the work was done right and to code it is not that big of a deal. If it was not, then it will be a huge deal. Once the plan is done showing all of the work, it can be submitted to your city/county and they will issue a permit and an inspector will come out to essentially final it. They will most likely require that they will be able to inspect your wiring make ups inside the boxes, wire size, circuit size (to confirm you have not overloaded a breaker), HVAC as it will need to have heat and air to it to count as SF. We just completed a project that had un-permited SF added to it and had to go through this process. That being said we are in California, land of the over regulated, so it might be even easier in your neck of the woods. Hope that helps.
