Hi Alex. I was thinking about KW, but have not made the switch officially yet. I like the vibe there & how they have a tons of technology & trainings to offer. I am personally interested in the Bold program which seemed like it could really boost your business and help with setting the write mindset & establishing systems early on. I know that training & support from your managing broker is really important early in your RE career. There are tons of good brokerage to choose from. Good luck!

Hey Jonathan! My advice is to listen to the Bigger Pockets Podcast, which are free. Buy/ Rent some real estate & business books. My favs are Millionaire Real Estate Investor, 10X Rule, and the One Thing. These books are on Audible if you don't have the time to read but could listen. Go to local MeetUps, but my advice is to not pay a mentor. Lots of local mentors will charge you for classes and its basically info you could get here on BP & by reading. Tons on experience will come from analyzing deals & jumping in the RE game and doing a deal. If you're motivated that's half the battle. Also BP has a tons of books too that you could check into.

Hey Brandon. I use Buildium, which is an online property management software. Its about $45/month. There is a built in system on there for credit & background checks. Very helpful, easy to use system & reasonable priced.

For me cash flow is too low, but if you could rent the area above the barn for $500+ I would consider it.
Of course as you mentioned shoot for a price lower than $99K. I normally look for a 10%+ NOI. This isn't too bad but with the 4th unit I would be even better. I estimated at $550 income per month.
