That sounds awesome!

Selling a house in this market is not the hardest part. The hardest part is getting the phone to ring, thus how do you qualify a list for marketing. What should you look for when compiling your list?

Sounds like you are on the right track though. Absentee owner lists are good, absolutely. However thats what everyone markets to. So you can either break down your list further into lets say 2 story, high equity as well or maybe ownership for X amount of years. Marketing to pre-foreclosures is a little late in the game unless you market to investors that does short sales. Landlords, probate and divorce are all good too but time intensive to track down/research or expensive to buy.

What I like is fishing where less people fish. How about marketing to owners of vacant properties? High equity combined with financial distress (not necesarily mortgage default)?
