I have two opportunities available in the Boise,ID area - I am going to start with the most pressing.

Deal #1 - I have lead on a seller who is behind on taxes and needs to close by 8/31.  For this I am searching for funding or just a cash buyer to whole sale it to.  This is a 3 bed, 2 bath 1200sf home in a great part of town.  Seller currently wants 140k and average comps are at 190k up as high as the 230's 

Deal #2 - I have a live listing in Meridian, ID  as reference and I can get into for 165k put in 40k repairs or less and out at 250k.  All I need is the funding.  4 Bed, 3 Bath, 4 car garage 1909sf

About me, I am a Realtor here and working with partners to setup a business. I have the real estate knowledge and access and my partners have business ownership and contracting experience. We recently joined on this venture and don't have our LLC created yet. These opportunities feel in our lap quick and we don't to miss out. This is a cool property that definitely has potential and would be perfect for the right investor.

Great duplex with no work to be done!  The rents are a bit low and could be raised another $50 or so per side.  Property has been updated and well maintained.  Property has two car carports, storage for each unit, washer dryer hookups and separate meters.   Big value play as there is another unit in the basement that can be renovated and used as another 2 bed/ 1 bath unit.  Terms of the owner financing:

Price:  $135K

Down:  $18,500

Payment:  $750 principle and interest

Interest:  1.8%

Term:  3 years

Balloon payment of about $95K

ROI about 17% and could be 21% or higher will rent increase

Taxes:  $1427 per year
