@Jodi Smith sounds too good to be true. I hope you vetted the company by checking out mortgage license number, consumer reports before giving them any personal info and your hard earn money. It may be one of those companies making money buy charging fees such as application fee, appraisal fee, and loan fees upfront and never close on a deal. They always find some reason why they can't do a deal after you have paid fees.
I hope this is a honest company and it works out for you.

Well I am still searching for a reliable contractor to rehab my rental in Burlington NJ. First contractor took 25% and did nothing except left a few material on the property after two days of work. So I have been running into a lot of scammers or people who are not licensed. I am still searching. Hope you have better luck.

Well assuming the 6 plex and 3 plex are fully rented, I would go with the 3 plex. If they have the same cash flow that suggest to me the 6 plex is in not in a area as good as the 3plex or I am getting a lower cap rate than what the 3 plex is offering.

Yeah I had a plumbing come out and quote $2,500 to install a new water heater. He said they would need to have a chimney company come out to line the chimney which would be about $1100. He said to bring it to code the chimney had to be lined.

The old water heater used the chimney stack for venting could I use this. $3k-$6k I more than I wanted to spend what would be a fair price to install a new 80% water heater?
