Check to see if your wife would be willing to house hack, where you purchase a 2-4 unit multi family, live in one unit and rent out the remaining units. It's a great first investment.

@Ann Howell sorry to hear the terrible experience you had. There were red flags such as the lying and unkept promises which would have caused me to walk. Have you develop a process/system to prevent this from happening in future turnkey deals?

I am looking for a good contractor in south jersey. Any recommendations.

@Aref Shehadeh I am in the same boat. I am buying a twin 2 bed 1 bath 1404 sq ft for $20k cash. From walk through looks like it will need $5k-$8k provided all systems are ok. I will find out if that is the case after I close on November 6th. My advice base your offer on worse case scenario.
