I am new to this space but I will give you my input. I wouldn't worry about the child support judgement lien on the property if your strategy is to make it a re performing note but if you want to acquire the property, a foreclosure is the way to go. At this point Im mainly concerned about the unpaid taxes on the property, if these are in fact property taxes and not state taxes.

Hi BPers,

I am looking into setting up a LLC company for a note investing company based in Memphis TN. I am seeking some legal and accounting recommendations so I can ensure my company starts on a solid foundation. Any suggestions?

Also are there any note investors that wouldn't mind sharing how their company is structured?

@Eric Schleif Oops I thought I provide the information. The interest rate is 4.25% and 1.5%of the unpaid balance for a assumption fee.
