@Chaz Spackman Don is the pro in this market (and Idaho Falls) experience-wise but my short experience is not good with area wholesalers. The 2 wholesale deals I looked at last spring were offered high enough that neither sold. There is a lot of activity in Pocatello, as Don said, and my wife and I have only found success (by our standards) in multi-family in need of rehab, which we enjoy. Prices can be low for SFHs, but as you pointed out, selling prices aren't high enough to guarantee profits. Better market than Preston and Logan though, which is why we turned to Pocatello as well.

There are a lot of forums here so I hope this one is appropriate...

My wife and I are getting ready to close on a 4-plex in Pocatello ID and our first project needs to be the outside concrete.There are a couple of 20 ft. walkways, at least 6 steps and 2 back door concrete porches that are all in bad shape.

Not sure what can be repaired and what needs replaced so we are looking for a contractor who knows his business and will treat us fairly.  We live in Logan UT (90 minutes away) so are looking for recommendations from those familiar with the Pocatello area.

If we end up loving the guy or company, we will take the recommender out to dinner wherever you want! (My wife reminded me that if someone gets to know me, maybe they won't think that's such a treat. She's a thinker! ;) )

@Taylor Chiu - Since you are in UT, Zions Bank is currently offering a Home Equity Credit Line (HECL) that goes as high as 85% LTV on non-owner-occupied investment property. I was looking for a HELOC and getting frustrated when a loan officer at a very local bank told me a fellow loan officer there had rentals and had a HELOC from Zions. I have never done business with Zions because they have lots of fees and I can find free banking options. But I am currently mostly through the loan process and everything has gone very smoothly so far. They were not offended I don't bank there but did send me home with business banking info. :)

@Ethan Ducharme, my wife and I recently purchased our first triplex in Logan and Paul Leishman at Movement Mortgage here in Logan was really helpful in all aspects of the process. He took us through all the options, including FHA and 203k. Very patient and smart as a whip. We paln to continue working with Paul.

I also agree that Lewiston State Bank could be an excellent option. I just talked with Kirk in their residential lending office about new construction options and I felt like these guys know their stuff and WANT to help.

Logan's not an easy multi-family market, but we have some good local financing options. Good luck!

Thanks Aaron! You're right about the Logan market. We were lucky and also willing to do a lot of work. For that reason, we may explore investing elsewhere where we have connections - Tucson AZ and FL - hoping for better potential. Unfortunately, we started pretty late so can't rely on the power of time to help us much.
