I have not tried it yet but I have spoken to one PA company that handles Helocs on investment properties.

The mls fee should be a wash if you have both sides of the deal in NJ. May I ask which firm you are at? 50/50 seems very low for 3 years experience. You are an independent contractor dont stay with a firm that takes that much away from your hard earned money. Feel free to message me about other options!

My wife and I have a goal to spend a minimum of a month in Maui each year, covid stopped us from returning to the island in 2020 so we are setting goals for the future. We have for a few years casually looked at vacation rentable condos in Kanaapali but we are thinking of possibly switching our search to Kihei. Would love some insight into some investors experiences on the island especially in those two areas.
Would even consider financing the build of an ADU for someone with land that already uses their residence as a short term rental spot. From what I have heard the process to turn single family residences into vacation rentals is a tough task. Would love any insight or ideas the community may have.

Hey Nick thanks for the follow and great question, the market is pretty wild right now. I would highly recommend hunting off market. I was recently fortunate enough to put two multies under contract in ocean county that I stumbled upon through a neighbor of a place I already own. Hit the markets you really want to dive into and put some feelers out with multies that interest you.
