@Charles Mangum we have a little saying, if you are buying from LoopNet you are probably paying to much. I'm not sure of a percentage, but I do see a fair share of pocket listings. Have you tried Lifestyles Unlimited? I'm not affiliated with them, but they do focus specifically on multi family.

@Charles Kent in Texas, interest rates will range from low 4's to mid 5's, depending upon collateral, term, strength of the deal.

Traditional bank financing, in most instances, will offer the most favorable terms and interest rates for your multi-family acquisition and rehab. However,  I ask for the Borrower to have approximately 20% - 25% of equity. Hope this provides a little more insight.
