Pat Risinger has a "Meet Up" tonight at 6:30 at the Rudy's BBQ in Sugar Land. @Trey Watson was spot on - Pat loves to talk a lot, but he knows his stuff.

JET Lending has a monthly networking event at the Texans Grille in City Centre. That is by far has the largest turnout - 250+.

As a Lender, I always ask for the Borrower to pay for the Appraisal up front to avoid situations such as this.

If the Wholesaler is also a Hard Money Lender also, my guess is that the friend did sign something that commits him to covering the cost. These guys are seasoned; they know what they are doing.

In addition, not that your friend would want to do business again with this particular Wholesaler, however, once you back out of a contract, more often than not they will not work with you again.

In conversations with previous Lifestyles Unlimited members, the message is consistent: you'll either blame LU because you did not succeed or you'll think you succeeded in spite of them.

If you learn better by having someone hold your hand, walk you through the process, help you identify properties, negotiate on your behalf, make warm introductions to other investors, I'd recommend LU. However, there is a substantial cost to be in the club.

If you prefer to do all of the work yourself, and prefer free, Bigger Pockets is he way to go.

It ultimately comes down to what works best for you.
