@Linda D. Like Chris says, buy some low $ notes, and make your mistakes and get better. Nothing is easy, and you are coming in at peak note, hard to find with hundreds if not thousands of freshly minted note investors created by the 10+++ Fakebook note guru's willing to overpay... Good luck!

I also was at IMN, and was honored to speak on the foreclosure panel. I was surprised by the number of facebook guru's bringing many of their brand spanking new newbie note investors. While I have only been in this space for 5 years, I could count on 2 hands the number of new note investors all looking for junior liens. 

IMN is the next level up for experienced note buyers, large fund managers, capital providers, and service providers. Newer investors are better suited for the plethora of events like Noteworthy, Distressed Mortgage Expo, Papersource, NoteExpo, etc. 

When there are that many newer investors there, just like when Las Vegas strippers owned a dozen rentals before the crash, it might be the time to consider peak note if that many attendees are looking for 2nd liens, just my 2 cents...

Its not unusual to buy a note with no payments, we buy them with the appropriate discount based on location, LTV, credit score & worthiness of buyer, location, location, location... Good luck if you can get a good enough deal. Buy it at a yield you can accept vs a discount to UPB.

Everything is in cycles @Gabriel Cardus, up until a couple years ago, there were 5+ sellers we could buy from at reasonable prices like up to 35% of UPB for the very best ones, RETAIL. Then it creeped up to mid 60's and the ones we purchased at those prices we did not do as well. Just like in a flip, the $$$ is made when you buy. Now those sellers are gone, shifted to another direction, or selling flat out rubbish they overpaid for in larger buys and selling to the hoards of new note buyers.

Like anything in real estate, you have to adapt, ride the horse the way it's going, and when the time is right, circle back around. I am not against notes in any way, performing or NPL (Non-Performing Loan), as its one of the best strategies to work with, just commenting on the retail level for NPL juniors, and that is why we launched our NPL fund, so we can legally pool investors capital so we can take down those larger pools at the prices of yore. if you are an accredited investor per IRS regulations, please contact us for more info. The term accredited investor is defined in Rule 501 of Regulation D.

And I found out yet again the best education is buying notes and learning from that. Start by getting basic free (Papersourceonline.com) or low cost information from Donna Bauer (thenotebuyer.com), then buy a low cost performer from a credible exchange like paperstac.com vs sending your money to some guru, who does not own it, and might even rip you off, and learn all aspects of buying, transferring, boarding it, servicing it, etc. Then, work your way up to NPLs, if you so desire. 

Like @Boyd McClean says, focus on one thing, get good at it, then add to that. NPLs are a LOT of work and its better to learn the business & do it yourself vs farming it out to people who don't love it like you do... Good luck!

You are kinda late to the dance @Gabriel Cardus, retail Junior NPL has dried up, and with hundreds and hundreds of people educated by gurus who are willing to overpay for the garbage that is on the street means the competition is fierce for what is out there. Avoid overpriced guru's, especially the ones that pool money from unaccredited investors outside of an offering. Otherwise Good Luck!
