Joseph Druther meetup charges a small fee for the membership to leaders of Meetups. You can ask folks to throw in a dollar in a cup to help cover costs. It's sort of a lot of work to organize these things.

Find the rates for the major markets and look at them in relation to each other.

Your first 1-4 properties you should be getting 80ltv. Might want to question your lender on that. 4-10 is 75 Ltv Max.

Just make it and they will come. Its not free to have a meetup since they charge but its not too bad.

That is why I went to three other markets before coming to KC. I just did not have the boots on the ground that I could trust. I've been to the Promidade and just a block from that upscale place is total ghetto.

This looks acceptable to keep moving on in the due diligence. I bought one in Indianapolis for 110k that rents for 1300.

It brings up a point to not work with a top grade A turn key company. But find a reputable tier B company where you can get a decent deal. The grade A companies had thousands on their email list but more importantly a good group of high volume investors that don't screw around and will grab properties from under you at the retail+ price. I wrote about waiting lists which is a bit messed up. But hey think it about like everyone wants to date Taylor Swift.
