David,

  I make more than investors a lot. Your premise is flawed.
You are the type of buyer I would reject immediately. My
buyers make money on their wits not off the wholesaler.

It is the wholesaler's call.  

Reasons a wholesaler would NOT want to disclose:

1. If wholesaler feels the buyer would use the number to try to drive the price down
2. If the wholesaler thinks you will play judge as to how much he is making (my buyers know they better not)
3. Like Kyle said.....if he is assigning the contract you will see it eventually anyway when you sign the assignment

note: I would disclose. Then if you played games I would reject you and go on to next buyer. Many new
          wholesalers do not have the confidence to do this and so they act shady because they do not know
          what to say or do. They better get their act together fast or they will not be taken seriously.

Once you find true buyers Then weed them into good buyers and pain in the a$$ buyers

I have seen some cops in Indy immediately evict squatters with guns drawn.
I have also seen cops say you need to evict them. Because there are people
who act like they own these homes and victimize "tenants" with false leases
and even collect rent from some of them Police are hesitant to evict unlawful
tenants because they  themselves might be victims of fake landlords. The fact
that your squatter had a fake lease helped him to look like a possible victim
so there would be more reluctance on the part of the police to throw him out.

You cannot legally heat the tar to more than 120 degrees F. Feathers can be of any kind I reccomend a craft store for bolder colors

My above comment refers to when a wholesaler signs a PA with the Seller. Many wholesalers me included are also licensed Realtors. If you sign a listing agreement with a seller you owe them competence in valuing their property correctly and acting in their best interest. If you are purchasing the property you are acting in your own best interest.

A wholesaler is not an agent. There is no agency relationship between the wholesaler and the seller and the wholesaler is acting in his or her best interest.
