I would use the 1% rule only for  "A" assets.

Just use common sense. You can tell if a house needs tens of thousands or if it only needs cosmetics.
With experience adjust your price accordingly. If you get a deal and noone buys it then you know the price was too high.
You should be up to speed quickly if you do a few, Also ask your buyers what they would pay for something like you are looking at.

Wholesaling is awesome! Like it better than when I owned 21 units of rental property. Newbies and Gurus will always damage the perception of wholesaling of most investors but me and my buyers are doing great!

  Just as a wholesaler has the right to double close
you also have the right not to do business with one
who does not satisfy your information requirements
whatever they may be.

sometimes yes. book it. if you do not disclose you double close.

check the laws in your state.
