Yes. Wade through the Unmotivated sellers! When you get a stack of leads make it your goal to throw them all in the trash. As you call them the more paper in the trash means the closer you are to a motivated seller. This "Reverse" way of thinking is a psychological trick that gets you through all the calls feeling successful. A lead in the trash is a success because it will not waste your time or mental energy. The leads you cannot bring yourself to throw away are the ones worth negotiating with or working with. In lieu of throwing leads in the trash you can capture them in a follow up system such as email autoresponder so you can keep in touch with them without mental effort.

Hope this helps others to deal with unmotivated sellers better.

Last hint- Many Many times an unmotivated seller becomes a good buyer. I have told a seller who wants too much for their rental house that I could get them 2 for the same price. I then ask them if they would like to get these deals in their email when I get them. Easy Buyers list add.

still taking tickets in your town anyway.

I have wholesaled 500 deals. I guess it works for me. My comments........

1) I agree that gurus who charge newbies 10K to get started is too big a risk
   for the new student. Wholesaling can be learned for much cheaper on here
   and by going to free content other places online. To decrease your learning
   curve a local mentor who does not drain your wallet is a good option.
2) Your mailings were not targeted enough. Mailing to a zip code is stupid. Your
    guru should have taught you how to target both sellers and specific house types.
   the mailings would have been smaller with better results.
3) Getting your license is a good move once you know you are good at this.
4) Bandit signs will get you calls but are illegal if not done a certain way.
5) Brand recognition is NOT huge. Get good deals and you will sell them.

6)Fairest way to mentor students- Charge them for marketing only. Show them the copy you use and how to choose a targeted list. (Copy is what you put on your cards, letters, etc to get a response). When the calls come in teach them how to evaluate deals. When you get a good deal under contract show them the contract you use. When a buyer buys the deal show them the assignment contract and the best title company to use. Answer questions along the way as you and the student make money together. I offer this type of mentoring in Indianapolis only. If you
ask around on here I'm sure you can find someone like me in your own market. I have led around 12 wholesalers to close their first deal without even trying to be a guru.

7) Mailing response rates used to be around 8-10% for yellow letters. I agree that response rates are down but you should be able to get way better than the numbers you posted.
