Liked Tracy's reply above, if the tenant is a good paying tenant that's a bonus.  If they are not squawking about anything, don't change anything.  Keep it going until they vacate, them make your improvements and bring the rent commensurate.  Good luck.

Hi FLL-based investor w/doors in JAX here, looking for a new accountant or CPA who knows the RE game.  This year I did a 1031 (my first, yay) from one out-of-state to two props in JAX.   Our current accountant has never done a form 8824 before and I don't want to stress him out next year, as he is getting ready to retire.

The referred professional should be able to do our personal joint taxes that include the RE holdings and a small S-Corp my husband has, so two returns.  I am indifferent as to location as long as they are reliable and timely.  I would prefer to file in the first half of the year.

I do so detest garbage disposals... back when I was a renter I never really used it, i never understood where all the garbage "went."  Hehe.  Thank you.

Re:  replacements I have purchased the replacements so the labor is what I am interested in... $400 seemed high.  Thanks again!

New-ish investor and happily plugging along with three props in JAX.  Just had someone quote me $400 plus materials to replace a sluggish ceiling fan and nonoperational garbage disposal.  Seemed a bit high to me.  What is a reasonable rate for (if I buy the 1/2 HP GD and ceiling fan and bring them to the unit) the work?  Just ballpark... not gospel.  I was thinking $200-250.  Please let me know your thoughts, I appreciate all feedback!

It is a wonderful idea to have her manage it as a manager, not a landlord (if legal in your state as posited above), and hopefully you use different last names.  Then when they ask her something, she can say, "Oh, good question.  I'll check with the owner," or, "I'll see what the owner decides and get back to you" kind of thing.  Tenants generally take bad news or unfavorable decisions better when it's through an intermediary.  I believe this technique is called "referring to a higher power."  :-)

@Casey Powers - On my dad's advice, I went to Chase once to ask about financing an investment property and was told, "We only do jumbos."  Guy pretty much laughed in my face for my measly $100k loan!

You might ask your RE professional for referrals.  I found almost all of my contractors through my RE agent.  Another place to look for recommendations is Nextdoor.com under the neighborhood your rehab is in.
