I want to add a filter clause to my lease agreement. I want to inform my tenants that they are responsible for changing their filters on the a/c, refrigerator filter, etc. Hoping someone was willing to share what they have on their lease agreements regarding filters. TIA

Thanks @Account Closed, I think I will consider adding a Hurricane clause to my lease agreement. If anybody has anything they are already using it would be much appreciated.

I manage several properties in South Florida. These properties were all built in the 60s and do not have Hurricane Impact windows. Installing Hurricane Impact windows is not feasible, since it is not required by law and is extremely expensive. During hurricanes I've had tenants contact me wondering when I'll be coming by to install plywood or shutters on their windows. I do not have shutters for the properties and I do not go around installing plywood on the 40 units I manage because the state does not require me to do that either. I am not against them installing the plywood in order to protect themselves and am aware they can possibly damage my property.  I will be suggesting that my tenants obtain Renter's Insurance, but approximately 50% of my tenants are low income section 8 recipients, its hard to sell them on Renter's Insurance. I would like to know if anyone else has a similar situation and if they have some protocol or brochure they provide their tenants regarding Hurricanes and the facts around windows  and damage to their personal property. Most examples I have found provide information on how to survive a hurricane not on the specifics of what I am required as landlord to do when a hurricane comes around.

I keep wondering if I should wait until the tenants don't pay to communicate with them about the rent payment options or send something beforehand? I feel that if I send something beforehand, they are more likely to take advantage of the situation. That said, I like your letter, thanks for sharing.

I ran a background on a potential tenant and I denied their application based on information provided on the background check. They are requesting the background check, Am I required to give it to them?

Evicting tenant and property is owned in a trust, for example "Jane Doe Revocable Trust," Jane Doe is the owner. Do I use "Jane Doe" as plaintiff or "Jane Doe Revocable Trust."

As a landlord this would seriously scare me. I deal with my tenants personally and I should be able to manage the amount of risk I want to expose myself too, not mention the risk that it exposes the other tenants too.

@Joseph Beilke I'm curious as to what they did with the lot they built on? Are they living in it or did they build for investment purposes. We were considering building a duplex on one of the lots but I'm afraid the rental market in Palm Coast is not strong.
