Hi @Michael Varney

There are several things you could do in your situation. Since you have very little cash you could wholesale or prehab a potential deal to a more experienced investor. You may not make as much money in the long run but at least you would make money to start investing into your business.

You could lease option. Sometimes owners are willing to finance for a year or two while a potential new owner or lease option buyer is put into place while they build or rebuild their credit. There are many ways to structure this type of deal.

You could find a hard money lender or angel investor who would be willing to loan to you. You can usually find someone at a local REIA who does this. Each hard money lender has different requirements as far as terms of cost and length.

Then finally you can Joint Venture with someone. Joint Venture contracts can again vary depending on what each person is supplying to the business.

IF you are using a self directed IRA to invest please make sure to double check that you are not violating the laws associated with it.
