When I prepared the form (Article of Organization) for filing for LLC in Michigan - it just asks for organizer (submitter name) and they do not really need an Operating Agreement, but then where do we say who are the members?  This would be located in your Operating Agreement.- Michigan does not require you file your operating agreement, (question 2)but it is good to have especially when working with real estate as the title company may ask you for it in order to prove you can sign documents. Michigan also requires you to file an annual report every year. Please see the link for more details.Lara- LLC requirements

Congratulations on pursuing your Real estate license! Did you decide on a brokerage yet? If not remember it is an interview. Make sure the office fits into your criteria and is investor friendly. As far as the market goes currently in Michigan it is starting to flip. We see houses sitting on the market just a little longer than they did during the summer. I would suggest of course educating yourself not only on market trends, but if possible find a local investment group. These are people who are willing to network. You can learn a lot through them.

I am in the Clarkston area as well. There is not really a REIA in that area and I would suggest going to the MREIA as there are many investors in attendance there. @Michael Healy usually the group has about  100 to 150 members in attendance at the meetings. So many investors to network with as well as educational opportunities. Next Thursday is the groups regular meeting.

Welcome to BP! @Ramon Huerta is right. This site has tons of information as so will a local REIA group. BP lists those too. Sometimes we do not have the opportunity early in life to start out with our investments but now is just as good as any to get started.

Welcome to BP, Dylan is right! Finding a good REIA is great for networking and meeting investors who are interested in doing some of the same types of investing as you are. They are also great sources for education and finding contractors.

Macomb county is a good place to invest in. Keep in mind the market is slowing down a little, so deals are not coming as fast as they were last year.

Wow Jeff thanks for the intro - Eni i would say come to one of our REIA meetings - next month my partner is teaching and he is teaching a lease option class in Nov also right here in Troy.
