We pay for it rather than relying on the tenant. Keeps us in control of asset management. Cut a deal with same pest service for $99/qtr per house. They will do outside and inside when needed. Similar deal with lawn service. Add the costs to monthly rent. This sweetens the ad by indicating the tenant doesn’t need to worry about it.

I suspect it may depend on the property you're considering? We house hack FHA for multi families and have great success with it. Definitely suggest calling on multiple banks for solutions.

@Ivan Maldonado budgeting using a simple tool like excel spreadsheet. Separate tabs for expenses, assets, bank accounts.

Two other key things that amped up our game: 1) open a new bank account with a local credit union and deposit ~10% earnings there… a separate bank from your every day checking. 2) forecast. Using excel we listed debts and income on the rows and years across the columns. We did 12 years and it was eye opening with showing our path to FIRE. Helps to keep the focus on the big picture. @Nick Belsky Hi, appreciate the feedback! My husband and I are rocking W-2 incomes and want to expand in multi family and commercial properties. Looking to grow our doors, grow the business, and leave the 9 to 5 grind. Presently enjoying success with extended furnished rentals. Financing personally seems a slow roll so far. Learning successful recipes through this forum is great.

We are in Nashville TN and are very satisfied with FF so far. Key elements to success are a separate apartment access (most inquiries request) and good proximity to hospitals. Use KeyCheck for background screening and verify with employer or agency.
