Hi dear Chris, I am buying a 3 acre land that has a mobile home on it, nothing like the fancy pre-fabs shown above. built in 2012. since it is relatively new , it is more worth the money for me to renovate a prefab. prefab's are more affordable for someone that is starting out, as long as it looks right , renting it out on Airbnb should be just as compatible as any other good looking 3 acre homes in 29 Palms. So more bang for the buck! the previous owner did everything by the book with permits for everything. I honest do not think it is worth the hassle for me since i am not planning on being an expert of building from scratch, in 29 palms... the value just don't really grow like that. the owner spent over 110 k for land and permitted building and garage. now he is selling for half of that....
Are you planning on doing something out here?\

I am using Beyond Pricing right now. I realize that I am still 15 to 20 % lower than my comps. I am more concerned about getting higher occupancy and will try to raise price slowly market rate.

This is my first time investing.
Here are the numbers:
house : $57,000
repair + decoration : $50,000
After Repair Value : $125,000
the house is in a tourst area of Joshua tree National Park and many other desert attractions.
right now,

I have put in a full RV hook up about 100 feet away from the back yard on our 2.5 acres of land so I can put a trailer on the property with full hook up and rent that out on Airbnb as well. that will give me an extra income of
extra monthly income: $ 1300
extra yearly revenue : $ $15,000
TOTAL final goal of income of this venture
YEARLY revenue: $47,000
I have purchased my CASITA 16' trailer and in the work of fixing it up. this is happening soon:)
I am in Escrow with my 2nd deal...hoping to post this to keep my motivation going as I built many of the artistic features myself in the rentals because THAT'S what makes guest DESIRE my space. It is the heart felt design and labor of love that SELLS in my case:) and I LOVE WORKING WITH MY HAND:) i also love assets so I thought this would be a perfect system for me:)

I would look at the "calender's" of the Airbnb listings in your area, if some of them( not all) are booked to a 30 to 40% rate for the next month, then it is doable!

I am still learning this whole thing but so far my cabin is doing WELL!
Regular long term rent: $750
Airbnb ( only opened 2 months ago) : earning about $2800 on a not peak season. looks like it may hit the 4000 mark in April/May peak season....
It is no more than 5 hours of work per week if you do it efficiently and find a reliable cleaning crew. I spend wayyy too much time on Airbnb still since i'm so passionate about it haha.
planning on getting 3 more listings in 1 yr.

My : WHY is FIGHTING my OWN FEAR
My biggest fear : fear of abandonment and fear of water
1.by doing ROI I can rebuild 100 times that "home" that fell apart in my childhood. ( I do CUTE Vacational rentals). I get to make a house someone's HOME for a bit, and that HOME is full of joy:)
2. not too many things scares this chick other than LARGE BODIES of WATER<><><> Our final goal is to set up a financially free life style on a sailing catamaran:) Fukkkkk U FEAR.
Just writing this makes me smile:D

I have never worked for money, being an artist person and all, I always wanted to learn and look "badass" while learning, so I worked for realestate brokers, artists, architects, design and build I just wanted to learn more. " learning" was always my goal and "moving my body"( drawing, painting, working out, running around, wood working, welding, X-sports, basketball )was something I love doing until I married my husband. I start to think about what "WE" want as we grow together what our life will be like....This gave my "experience" driven mind an anchor : what it's gonna be like when we are 38, 42, 47, 55?! To actually visualize our future together, holistically, what most people call : LIFE STYLE. that will include
you,
your spouce,
your minds,
your bodies,
your location,
your time,
the stuff you have,
the people around you,
the rest of the world
what are ALL the relationship between these elements??
how the stuff and people are serving you?
how you and your stuff is serving people around you and the rest of the world?
how is your body like? what will your body be doing then?
how is your mind like? what will be occupy your mind then?
what are ALL the relationship between these elements??
So on so forth...
We are still working on ours:) dig within, dig deep.

Hi, my husband is my biggest support even though he is not nearly as much involved in the ROI. Here is how I tried to rien him in: just like any other business ventures. you will need to create a "biz plan" for those you would like to "convince" so they can "buy in" to you. So maybe you can really break down the numbers for her, in a really neat format, gather different blogs, videos, examples for her to see clearly and most importantly "enjoyably". Play RICHDAD and BP podcast in the back ground. Show her how much passion you have and more importantly YOU TWO can achieve a goal you two had dreamed up before, for us it is a Catamaran, so basically I invest for both of us for US to be free and go sail around the world. Yup, he is all in. For you two, maybe some other life style?
