Cape Coral through North Port have similar market clients. The Cape has a pretty neat down town area, Fort Myers tends to be where most of the big companies are. Punta Gorda has few spots left to build that is close to anything but great history. The downtown PG area has a lot of great places. Developers are starting to move Port Charlotte and North Port because there is land to build on. Also it's about 30-40 mins away from the beach.
Out of all those places listed I would focus you build to rent on Cape Coral, Port Charlotte, or North Port.
I work with developers and investors and the main problem is the shortage of available houses. There are currently 455 SFR on the market in Charlotte County while 1100 pending offers (180 days). 2607 vacant lots for sale and 1469 pending (180 days). Houses are moving real quick, as in we list a house and it's gone with 24 hours, so vacant land and new build is what everyone is moving to.

Good afternoon @Issay Gonzalez
I am a REALTOR located in those areas. I personally use the MLS and the county's GIS maps to analyze vacant land deals. A few things you should watch out for in this area is what your finish floor elevation should be for flood insurance reasons (if you are in a flood zone), check with the local HOA to make sure you are complying with their architectural requirements (builders can usually help with that), make sure you do not buy vacant land with gopher turtles or in a protected scrub jay (bird) zone. I am currently going through this process on 25+ lots.

@Sammi Liu when investing out of state I personally believe in using a property management company if the numbers work out. 10% monthly rent

So I am in a little bit of a pickle,
My neighbors' house (3/2 in SW Florida) is in really bad condition but would make a great investment opportunity. Here is my predicament. I recently became a real estate agent after covid kicked me out of my last job as an architectural designer. I am renting a room from a friend but would love to invest in the house next door. After looking up the house on the property appraiser website I see they have delinquent on their taxes since 2019.
I would like to pick up the house with the least amount of personal money possible. This will be my first investment but seems like a great opportunity. Please advise on how you would proceed to acquire the said property with minimal personal investment. I have a construction background so I can do all of the repairs.

SW Florida is beautiful up and down the coast. I have grown up in the Punta Gorda area but now live in North Port. There is new construction going on everywhere here and even if you find an empty lot you like there are plenty of trac home builders that operate at a decent price. What I would suggest is to find/search an area that has the amenities that you would like. Such as being close to the beach, shopping, outdoor activities, bars, etc then we can find you a house.

Most of SW Florida has seen a large influx of people due to the traditional trends and covid. People that work in the cities now have the option to work from home. So they are moving away from the snow up north and into an area where they can have a yard for their kids and dogs to play.
I am a wholesaler here in SW Florida. If anyone would like to be added to our investor's list please dm me. We are all over the place but focus on areas like Port Charlotte, Punta Gorda, and North Port.
