Keep this in mind too...

When you get your LLC and go to do your first deal with
it, it has no credit history.

And when you go to transfer title of your existing properties,
the mortgage convenant may allow them to disallow or to
up the rate to the current rate.

For awhile, I don't think that anywhere will grow with those
kinds of numbers. That was kind of crazy anyway.

I think Southern Cal and Florida will be hardest hit with
cuts in prices. After a few years, prices will firm up and
start to go up again.

Hi Jason,

You gotta love those "random searches"! :lol:

I definitely vote for the duplex first. You can live there
and collect rent too. Later you can buy a SF and move
into it if you can't rent it out right away.

Sort of "stair-step" yourself into all of this.
