Hello, and welcome to the forum!

I have to think that the combination of broker with
investor is a good one. You already have access to
the listings and don't need to "team up" with a
realtor to help you find deals.

An associate of mine who was a lender and is now an
investor said, "I got tired of loaning money to people
who didn't see how valuable the deals were they
were bringing to us. We decided to just do it ourselves."

Hello and welcome!

It's not the blind leading the blind.

Those that come to such a meeting will not all be
new to the trade. They will contribute knowledge.

If you are anywhere close to Oklahoma you should
draw from there as well as that is a good state to
be investing in rental units right now. There should
be plenty of rehabbers from there that would want
to come.

Hello,

And welcome to the forum.

The 3 things you list as still to do we cannot help you with,
other than to say you are spot on. You show a good knowledge
of what you yet lack, and only you can get into the neighborhood.

You will want to become really good at doing estimates. Period.

You are going to live and die by your estimates. Please know that
a new roof is expensive. I've seen some posts which casually
mention that an entire additional storey on a house should be
included in a $15,000 repair estimate that includes kitchen and
bath.

Keep your head on straight and you are on your way.

Work is plentiful here in Dallas, Too. And with winter
coming on soon, you might want to think warmer.
