Thanks everyone. I misunderstood the loan terms. It’s a fixed rate for 3yrs then adjustable after that. This is the reason for such a good rate with only 15% down. I would have the option to refinance at any point during that time without prepayment. Thoughts?

I'm currently working with a lender on a Portfolio loan for my 2nd STR. Rate is great (considering market) with 15% down 30yr fixed on an investment property.
I’m not too familiar with these types of loans and it appears they are non-conventional. Plan to refinance in a few years whenever rates come down. No prepayment penalties. Anything I should be aware of on this type of loan?

I'm thinking of also doing a 1031 exchange on one of my C+/B- location asset into a better asset class. Can't complain though on the cash flow all of my properties are pulling in. We use it to travel and live life as well. Good luck to you!
Thank you sir. Yeah, one of my fully owned properties is under an LLC and the other is in my name. The one under the LLC may give me some challenges trying to do a HELOC (if I even can) so I may be limited to leveraging against just the one in my name. I'm still a newb in this game.

A lot of talk here regarding cash flow. If our bigger goal is to “retire” early and quit our W2 jobs would it make more sense to invest 100% of cash flow back into the principal to quicker achieve full ownership of properties? Or what about making the cash flow work for you in better ways? Thoughts?

I received a few quotes last week and most had wind coverage. Tower Hill and Citizens policies through different agents. Now the decision if I need to add flood.
