Thanks folks. Have a few connections in the community and contacted a couple of companies. $45k is about the going rate but it's a "real" concrete pool vs a plunge pool. Will probably go this route and get on the list for next year. Now the decision to heat or not to heat and hot tub or no hot tub.

We're here as well. As John said west is best but you can find a cheaper place on the east end and they still rent. Currently under contract on our 2nd STR. Let me know if you need any local knowledge.

Working on purchasing our 2nd STR. Back yard is perfect for a small pool and we'd like to add one sooner than later. What kind of price range should we expect and what about time frame? I know this will vary but a general idea? In the panhandle of FL. Small pool nothing grand. Possibly heated.

On the hunt for financing for our 2nd STR. Thoughts on 7yr ARM vs 30yr fixed with these high rates? I can save about .5% with the ARM and $4k in closing with one lender. If we plan on refinancing down the road why choose the 30yr?

Great discussion. Assuming you're using the income generated from the new property to pay off the HELOC or are you using income that the fully owned property is generating? What's the typical percentage you can borrow against for a HELOC? Any issues obtaining if the property is in an LLC? We're in a similar situation fully own one STR trying to scale up.
