So if it's not for a client, having a blog and sharing your insights is considered "steering"

I never heard of it. Can it build a list for you based on criteria?

I would like to simplify my letter writing campaigns and looking for either of the following:

1) A good mail merge and letter sending service

2) a similar thing that can send out in a specific area to everyone.

Quote from @Russell Brazil:

Recommending specific neighborhoods will likely fall under steering which is illegal.

Even if not for a specific client? So city tours are out too, right?

So I am about to get my license but not to be a realtor but to have the knowledge, data, ability to see properties without a go-between, etc. I do want to brand myself and have a blog etc where I share my insights and I heard there are some things a realtor can't do but it's unclear. Can I recommend neighborhoods, in general but not to a specific client? What stuff is not allowed? I just want to share insights and generic thoughts and maybe offer city tours, free, to show people around.

Has any one tried this company and have an honest review? I'd like to do it but looking for pros and cons.

I don’t think he wants to

Not really local but will do. Thanks!

I found out that a property in a neighborhood I am very interested in, and a building I am also very interested in, has a tax lien on it. I was curious about the process. I found out who owns the certificate (a bank in Texas) and they want me to make an offer but as this is my first time, not sure what to offer. It's not a huge amount so it seems like the current owner could pay it back. In an ideal world I'd get it in a tax sale. Any advice or anyone in Tampa I could talk to about this?
