Still having this issue. Anyone else have any ideas? I have seen a lot on social media, firms that lend based on the investment only. Any info on that or recommendations?

Anyone know of any near South Tampa, in person (no mask requirements)? Tried doing it via online but I learn better and I am more focused in person.

Any recommendations and plus minuses?

I signed up for Cozy but never used it and now it seems to have been acquired by Apartments.com. Anyone use this or have a better option that is either free or lower in cost?

So as a proponent of Rich Dad's company advice, I run all my expenses through my company to show as little taxable income as possible. However, as you can imagine, this make it hell to get any kind traditional financing. Any advice? Doesn't seem like the property's income itself matters to these lenders.

So I read The House Hacking Strategy book as it seems to be a highly recommended book by the BP universe. One part applies to me right now. I am selling our main home in a suburb of Tampa and concerned about taxes. I get the 1031 but not sure I can identify a replacement in 45 days. The book does mention something called 2 for 5 where you don't have to pay taxes if you lived in it for 2 out of the last 5 years? And a friend said there is a homestead exemption if your profit is less than 500k.
