Our residential properties have always been single-family or multi-family just under the 16 unit minimum. I've never had to manage an onsite residential manager.

Here in California, properties with 16 or more residential units are legally required to have an onsite resident manager. I'm hoping someone here has some experience in that area and can share a job description for that position.

Post: addtional people living in my rental property

My leases call for a 25% rent increase for the period in which additional people live on the property. Accepting the rent does not convert them to Residents under my lease. Deal with it quickly, though. I let it ride for 6 months before taking action to remove the extra people and the judge told me 6 months was too long to wait before saying they couldn't be there...

They do have possession and you will have to evict. I'm not sure if you mistyped, but to get the process started in California you'll need to serve a 3-day notice to pay or quit.

Sorry, just saw the second question. You can charge pet rent and/or a pet deposit. As an investor, you're better off charging $25 - $35 per month in pet rent. If you choose to charge a deposit, I would recommend $500 per pet.

Dogs are not a protected class. You can discriminate however you choose against breeds, sizes, etc.

I just uploaded a spreadsheet I created for financial reporting. Single Family only. I have other templates for multi-family and mixed-use properties as well... Depending on your level of experience with excel it could be very helpful... or not at all.
