a foot soldier of mine left me a voicemail. I thought she said map book (maybe plat) . She went down to the Wichita Ks courthouse to ask about how to find foreclosures before they hit MLS and she was advised to pick up this book on Thurs that will have all foreclosure homes going to auction on Monday.

Does this sound accurate ?

I absolutely think its worth it. Nothing sucks more emotionally for an investor than the stress of re-renting a property (especially if it takes a while). You get a deposit for a reason ; to cover damages. Just make sure you don't allow puppies ; kittens ; or hyper/destructive breeds and you should be fine

I have a tenant who has given a 30 day notice and the property is not in rent ready condition. How do you feel about bringing In a cleaning crew to help with showings or even replacing carpet before the end of the tenants last 30 days ? 

The goal is I re rent it asap and due to its condition I can not.

What I'm questioning is how to determine the value to charge. Scratches on the appliances ; dirty carpet on carpet that was a little worn to start with ; etc

One strategy to avoid the lender/llc issue is to purchase the loan in your name then deed it to your llc the next day. Walk into any title company and they will do this for you fairly quick and inexpensive. There are down sides to this but it is one strategy.

I'm looking for the most effective strategy on determine renter costs owed upon move out :

On top of that I would like advice on my current move out situation :

Renter put his 30 day notice in Sep 1st so we started showings right away. The rental is very nice (built in 07) and had new appliances put in at the start of this past lease. The house doesn't have much damage but is pretty filthy. The appliances look 5 years old in 1 years time ; are scratched up ; carpets were not in great shape to start but are very dirty / dis colored now. The renter worked for a construction crew and obviously brought his job home with him ; hence the filth. I would like to get it deep cleaned right away to help with showings but he renter is still in until months end. How do I determine how much to charge ? (I have a $1000 deposit)
