update :

I purchased quicken rental property manager 2014 ; it let me sync up 

To my Bank of America account no problem so I'm assuming no fee attached.

Automatic does sound aweful convenient. I'm at 9 rentals and counting so stream less is deffinately what I need. Can either of you tell me how much Bank Of America charges ?

Does your bank charge you a fee for this ? I use Bank Of Anerica. Do you know if they allow quicken to transfer expenses ?

Does quicken support an app I can download on my iPhone that will let me snap a picture of items to put I to quicken such as receipts; leases ; etc. 

If I use a large software device like quicken I would like to easily be able to get documents into it. I don't see myself using it if I have to turn on a scanner and scan documents in each time.

Any suggestions here for someone "always on the go" with a lot of incoming paperwork?

any other thoughts ? : what's worked better for each of you out of what has been suggested : quickbooks ; quicken rental manager or excel ?

I'm very unorganized by nature so I'm looking for whatever is most simple to implement so I don't get overwhelmed

- Join your local REI (Real Estate Investor) group and go to the monthly meetings to network and learn.

- Spend 15 minutes per day/night on bigger pockets for the same reason as above

- Find a partner (they will help you see potential pitfalls you don't see and help you when your overwhelmed)

- Have a mentor and consult them before any deal

she is in violation of contract so the ball is in your court. Explain to her that you owe your mortgage payment shortly after her rent is due each month so when she pays late and incurs fees ; you may have to pay late and incur fees. Has she been a good tenant in the past?

If it were me ; and I felt good about the tenant I would have a conversation with her and let her know I will waive the fee this time because she has been a good tenant in the past but I would be firm letting her know if she is late in the future I will immediately impose all fees and start the eviction process. Be firm and clear with this.

This exact thing happened to me about 6 months back and the tenant was extremely grateful and has never paid late since ; in fact they have paid early since then.

@Kimberly H. Kim - I completely disagree (respectfully of course) . Rental houses are investments and landlords must treat their properties with a business frame of mind. You could lose out on 100s of 1000s of dollars if you aren't diligent.

As long as you are upfront with your tenants of what you will be doing and why then there shouldn't be a problem. If they have a problem there's a chance there is a reason they would have a problem (something you will find out when you go inside) . If anything ; it can just become a friendly 5 minute chat in person with a 2nd agenda; to make sure you are taking care of your tenants needs.
