Hey @John Hagen I would start by speaking with an architect :) 

I am not sure about the rules for your area but I am currently building a 4 unit in Chicago on the Northwest Side. We have worked with the alderman and had some revisions to be made. We too got a good deal on the property so the numbers make sense. It is a big undertaking, so be ready! 

If you are new to real estate investing I suggest starting with a smaller rehab project unless you have someone you trust to help guide you along the way. You want to avoid as many bumps and roadblocks as possible to not delay your completion date. By working with a property that is already existing you could potentially have cash flow from other units while working through some upgrades.

First, congrats on getting out there and making it happen!!

Personally, If you can make a 4 unit work over a 2 unit I would absolutely do that. My first properties were FHA and I started with some 3 and 4 units to capitalize on my cash flow and then kind of kept going from there.

I think one question is if you want something more turnkey or not? What areas are these properties in? How are the rents? Both vacant?
