Well I think most of us have seen an uptick in number of sales in our communities in the past few months, some communities have even had some form of appreciation from the bottom that seemed to occur in Arizona somewhere around april/may of 09.

My question is what do my fellow investors see happening in the latter part of 2009...are the buyers going to fade back into the woodwork....is the so-called shadow reo inventory going to show its ugly head....are we going to have further declines or is it positive from here. Thx in advance

I think you need to recheck your rental projection number..seems way too high.

I dont have the exact answer to this...but whatever answer you get make sure you do your own research as this is a very sketchy area...it runs right along the fraudulent line so you need to be extremely sure of the rules. My "personal beleif" is that the home should not be available for sale to the defaulted owner at any point.

Thx guys...i guess deep down I knew the answer...bottom line...find a guy like Jon has for the granite work. I too paid 10K for quartz in my home in Canada...not going to happen on a rehab though.

I am closing on a shortsale in the next month. I have it under contract for 73%ARV- rehab. The home is 3500sqft total in a nice neighborhood. The original owner never upgraded anything when it was built 4 years ago (not typical of the neighborhood). I have allowed for new flooring,paint etc but I may have overlooked the old school arborite counters in the kitchen (decent shape but tacky). I dont really want to spend 4k-6k on new granite...can I get away with grante tiled countertops while projecting a midscale type rehab (12x12)..costing around 1k.....comments

thanks...i see the rehab value on the blog. my target percentage is around 20-23% net... I find it is very hard to find properties less than 70% ARV...
