A good read on this subject is Mike
Butler's Landlording on Autopilot. He essentially make them disqualify themselves.  He makes a second copy of the application which he takes copious notes.  He dates and times the applications as them comes in and he proceeds with the applications in the order received.  If there is something missing in the application or if he finds a discrepancy in what the application says and the information he discovers he makes the prospective tenant aware of the issue and puts the ball in their court to try to correct the discrepancy.  He makes the prospective tenant aware that he is going to proceed with the next applicant until he hears back from them.

Additionally, I like to put the tenant screening and credit check in the prospective tenant's hands also.  Once I have gone through the application, gotten a copy of their drivers license/picture ID, called previous landlords and employers and verified all of the other information on my own, I then use  SmartMove and send a link to the prospective tenant.  I make them go through the process of setting up an account and paying for the credit check themselves.  This way, I don't have to pay for the credit check and collect SSNs. Most won't complete this last step if they know that their credit is poor.  Again, if this happens, they have disqualified themselves AND SmartMove provides them with their credit info if I disqualify them based on something that was discovered on the report.

I know some of you are thinking that some people don't have internet access to do this but nearly everyone has a smart phone and if they can't complete this step, I probably don't want them as a tenant.

I decided to go because this conference seems to offer a variety of real estate topics and the speakers are forbidden  to sell from the stage.  This is not to say that they can't promote their products during the exhibition period but at least during their time on the podium they are to provide information rather than selling their products.  

I took a look at past agendas and the content looked really good.  From what I understand, there are several lectures going on at once (in different rooms of course) and you just choose the topic/lecture that you want to hear.  The price is $150 if you purchase before July 18, $200 thereafter.

If I am not mistaken, J. Scott was suppose to speak a REI EXPO event in another city a couple of months ago but was unable to do so because he got sick. I would LOVE to hear him speak about rehab.

I just signed up for the REI Expo in Chicago July 26-27. This will be my first RE Expo and I'm very excited about it. I was just wondering if anyone else from BP was planning to attend.

I am getting ready to start a rehab project and I remember reading somewhere where you can take a list of your construction items to the PRO desk at both Menards and Lowes and they can send them up to corporate for re-pricing.  I have heard that this saves a lot of money.  Of course, I'm sure it has to be over several thousand dollars worth of building supplies.  Does anyone do this or have any information on how this works?

My contractor installed particleboard kitchen cabinets that have a oak doors. These look great from the outside but the particleboard seems to scream "cheap". Although I can't do anything about how they look inside, I was wondering what the best way to protect them from water damage? Do I paint the insides? Place contact paper? Are their any other options?

The price is very reasonable: Early bird/pre-sale tickets are only $75 and even the most expensive ticket is $200 according to the web site. the website boast of access to over 50 classes and over 70 exhibitors and states that all classes are included.

When I click on the list of speakers, nothing comes up for the Chicago Expo in July.

If J. Scott is planning to be a speaker, then I will be sure to attend!
